In the residential sector, we specialise in house extensions, loft conversions, barn conversions and new build houses predominantly in West & North Yorkshire.
WHAT WE DO
FEASIBILITY STUDIES
Once we have agreed terms with the client, we produce sketches to develop and test the brief, offering alternatives and suggestions to ensure that all options are assessed.
Many residential projects are allowable under permitted development. At the feasibility stage it can be quickly identified if the project falls under permitted development or requires a planning application
These studies are ideal for initiating pre-application enquiries with the Local Authority to determine if they will support a planning submission.
PERMITTED DEVELOPMENT
Many houses can be extended without the need for a planning consent. architecture:ab are experienced in working within the constraints of Permitted Development to maximise the extent (size) of extension possible. This type of application can be cheaper and quicker than a full Householder Application.
We always gain written confirmation from the Local Planning Authority that confirms that the proposals are within Permitted Development. This is important in case questions are raised during the project, or at a later date when trying to sell your home.
PLANNING
If planning consent is required, architecture:ab will develop the scheme design and produce an application for submission to the Local Planning Authority.
Whichever route through the planning process is required, architecture:ab will handle the application throughout.
BUILDING CONTROL
Beyond planning, nearly all construction works will require Building Control approval. This application ensures that the works are carried out to the current standards of construction. We will develop the planning scheme in more detail, adding a full construction specification and coordinating the design with other consultants if required.
These drawings are ideal for you to take to builders and obtain quotations for the work.
BIM
We work with Autodesk Revit software to produce an accurate 3D model of each project. This ensures that each project is fully coordinated and provides the opportunity to take visuals from any viewpoint.
Andrew is an Autodesk Certified Professional for Revit Architecture.
PASSIVHAUS
Passivhaus is an International standard for designing and building houses that require very little energy for heating. The standard focuses upon the building envelope, orientation, detailing and quality of construction to ensure that natural is used effectively, within a highly insulated and airtight envelope. Andrew has studied with the University of Strathclyde and the Building Research Establishment and is a Certified PassivHaus Designer.
